Someone once called the South County area "the land of high flyers and low riders" and that may be true, but that doesn't tell the whole story.

The South County is experiencing exciting growth opportunities, especially when focusing on industrial projects both proposed and under construction. The total industrial base for South County is approximately 17.5 million square feet. This is distributed within four submarkets including National City, Chula Vista, San Ysidro and Otay Mesa. Otay Mesa is the largest market in South County and is larger than the other three submarkets combined, with a 53 percent share of the total market.

National City

As of the fourth quarter 2003, National City had a vacancy rate of five percent, the lowest in South County. This is because many tenants in this market feed off the growth of the U.S. Navy and the National Steel and Shipbuilding Company (NASSCO). The local National City economy directly benefits from increases in U.S. military spending that commenced when the Republicans took back the White House in the year 2000, at which time the vacancy rate fell to an all-time low of two...
