Commercial investments keep downtown bustling.

JACKSON -- Commercial real estate developers are banking on increased residential life and reasonable market rates on commercial property to continue to lure investors to downtown Jackson.

A whirl of activity has already taken place. The Metro Parkway is nearly finished, breathing life into downtown's western edge. Since opening earlier this year, the $17.5-million Mississippi Telcom Center has increased activity on Pascagoula Street and the planned $65-million Capital City Convention Center, scheduled for completion in 2008, promises to attract more hoteliers and office users.

Work is scheduled to begin this summer on the $11-million renovation of the 54,000-square-foot Mississippi Arts Pavilion on Pascagoula Street. The building that formerly housed four successful and high profile international exhibitions produced by the Mississippi Commission on International Cultural Exchange will soon be home to the Mississippi Museum of Art, bringing tourist traffic downtown year-round.

One block over, the $12-million City Centre Building and Parking Garage project on Lamar Street opened for business last year, after interior renovations to existing space in the 266,000-square-foot building and construction of a 517-space parking garage and covered walkway were completed.
