As the weather cools commercial real estate may heat up.

A soft year so far for Westchester office-space leasing may heat up a bit as the weather cools in the fall and winter, according to some real estate brokers.

"From my standpoint, it's been a rather sluggish last three or four months for the real estate market in Westchester and Fairfield," said John R. McCarthy, president of McCarthy Associates in White Plains. "It will be interesting to see these next six weeks.

"I don't see a lot of tenants or prospective tenants with an overall degree of confidence in the economy. There's a lot of wait-and-see attitude. You're still in a tenants market," McCarthy said, with tenant's able to take advantage of plenty of available subleases.

Glenn Walsh, a senior director at the White Plains office of Cushman & Wakefield, was somewhat more optimistic....
