Brokers bullish despite mixed 4th quarter numbers.

Office availability rates in Westchester and Connecticut's Fairfield counties mostly rose during the fourth quarter of 2004, according to figures released last week by four commercial real estate brokerages.

Yet in interviews, brokers said they believe that the new year would be a better one for both counties' office markets than 2004. They cited increased interest and visits to office sites by potential tenants, as well as decisions by some landlords to start raising rents for the first time in several years.

"I'm optimistic about both markets, said James Fagan, senior managing director for the Fairfield and Westchester offices of Cushman & Wakefield Inc.
