"We are going to have an increase in the number of million-dollar homes up for sale this year," Anne Farris, relocation director, predicted. Referring to different price ranges for houses, Farris said, "We don't see any slowdown in any price range right now."
Farris said the inventory from November to the end of 2004 was typically low. For 2004, at least 10 percent of the company's business came from the sale of luxury homes. "Many buyers are looking for houses that have amenities, curb appeal and are in neighborhoods where their house will not be the highest-priced one."
She said there are many million-dollar renovated homes popping up in various neighborhoods and that builders are starting to renovate homes 40 to 50 years old. In general, she says the market is definitely a seller's market because "inventory. is low and has been for a long time."

"Last year was a banner year for real estate in Greenwich with high-end sales breaking records. All indications are that 2005 is also going to prove to be a dynamic market," said sales manager Nancy McDonald. Prices seem to be flattening, but the percentage increase over the past few years have been dramatic, she said. People are looking for houses that are in close proximity to town centers because they want the convenience of city lifestyle.
Even though buyers are coming into the market more educated than in the past, "They still need us to analyze the marketplace to know why one property may go for more than another. We also have the ability to negotiate for the client with more details than they would otherwise have." The company's biggest sale last year was a 1904...
