Article Excerpt The challenge in April 1998: Take the only prime full city block remaining in the Gaslamp Quarter National Historic District that does not support a structure of historic significance, then craft, finance and build on it a world-class mixed-use project at which people will want to live, shop, dine and, yes, even park.
The reality in January 2004: Robert D. Champion, founder and president of Los Angeles-head-quartered Champion Development Group (CGD), anticipates the June completion of the first of two phases of Gaslamp CitySquare, a $150 million, nearly 500,000-square-foot mixed-use project on one of the most commanding parcels of the Gaslamp Quarter--the 60,100-square-foot block bounded by Fourth and Fifth avenues, Island Avenue and J Street. In addition to about 65,000 square feet of prime retail and restaurant venues, Gaslamp CitySquare will be distinguished by more than 200 luxury condominium and apartment dwellings, some 560 parking accommodations (354 of them for general public use), as well as a host of resort-like leisure and environmental amenities for residents' enjoyment.
Gaslamp CitySquare is a mixed-use project whose commercial component is of the quality and design to induce national retailers and restaurants to consider San Diego an elite proprietary location. The growing list of tenants committed to space within the 42,500 gross square feet of Gaslamp CitySquare's Phase I commercial space doesn't disappoint:
* "Fashion on Fifth Avenue," as Champion has dubbed his Fifth Avenue commercial frontage at street and mezzanine levels, will be home to a 4,000-square-foot Quiksilver Boardriders Club...
