When Tupelo-based Hancock Fabrics was growing into the nation's second largest fabric chain, CEO Larry Kirk could have relocated the operation anywhere.

After all, even though Northeast Mississippi is the upholstery capital of the U.S., upholstery sates to area furniture makers only accounted for approximately 8% of company sales, and most of that came from the reupholstery market. Instead, last year, Hancock Fabrics expanded its North Lee County distribution center and moved all operations from its 473,000-square-foot West Main Street facility.

The move included the construction of an L-shaped 80,000-square-foot building to house the company's corporate staff of 80, and 320 distribution center employees at a 475,000-square-foot distribution...
