Levin Menzies & Associates LLC plans to transform an old dairy building in Downtown San Diego into an icon near Petco Park.

The Walnut Creek-based developer will build 285 condominiums in a project it has dubbed Icon. It will open in the summer of 2006 on the site of the Carnation building, the exterior of which will be preserved.

The building was constructed in 1928 as headquarters for the Qualitee Dairy Products Co., which became a division of the Carnation Co. of Los Angeles in 1959. Production ceased at the facility in 1978.

Local architect. Wayne Buss bought it in 1995, won local historical status for the facade, and converted it to live/work lofts.

The building is home to Sushi Performance and Visual Art, which Levin Menzies will relocate to a new facility in the East Village.
