The biggest news in new commercial real estate activity on the Coast in the first quarter of 2003 is the opening of the $5.8-million Belk's department store at the Crossroads Center at the intersection of Interstate 10 and U.S. 49 in Gulfport.

Belk's is the first new department store to open in Gulfport in many years, and could hasten a trend toward retail being concentrated in the northern part of Gulfport.

"If I was the Edgewater Mall, I'd be worried," one source said.

Belk's is the largest privately held department store chain in the U.S. with 214 stores across the South including two others in Mississippi. The stores target women between the age of 35 to 54 with a family income between $35,000 and $75,000. Store officials reported a strong grand opening, one of the best in the company's 62-store western division.

Brynn Joachim, commercial development manager for the Harrison County Development Commission, said that the opening of Belk's is extremely significant.

"Belk's is going to change this market," Joachim said. "It is going to change the way a lot of people travel along the I-10 corridor...
