Small tenants are dominating the leasing activity in the Southern California office market. In keeping with trends in many markets across the country, the addition of new jobs and strong corporate growth within the past six months continues to fuel small-space office leases. Equity Office's Los Angeles Region (which includes San Diego) completed 120 small-space office leases representing nearly 290,000 square feet throughout its Southern California portfolio from January through May 2004. Small-space leasing represented the majority of activity with approximately 75 percent of the new and renewal transactions completed during this period for spaces 5,000 square feet or less.

For every small business "time is money," and being able to move-in and continue operations quickly is essential. To help small businesses succeed, some office building owners are creating specialized offerings, including a variety of small-space options and shortened lease forms that cater to this user segment.
