Architect Graham Dowries has built a family of companies around the concept of innovation.

In his latest venture, Downes is marketing the East Village HiveHaus industrial loft as short-term space for independent professionals and small businesses who want to avoid long-term leases with the uncertain economy.

Downes said he hopes to attract the kind of creative professionals who thrive on collaboration and tend to work as freelancers and on short-term contracts. In other words, tenants who are talented people but don't necessarily do well in corporate offices.

"They're too good, too independent, too eccentric to be fully employed by others," Downes said.

As CEO of the 30-person firm, Graham Downes Architecture, Downes in 1998 formed a separate entity called BlokHaus Development to focus on turning industrial structures into hip, urban spaces that appeal to progressive professionals.
