While downtown Jackson is not immune to the effects of an ailing economy, there are a large number of projects that are either underway or planned. The area is seeing a number of "mega-projects," but also a lot of smaller ones that add up to some major bucks.

"I am so excited and enthusiastic about what's going on in downtown Jackson," said Ben Allen, president of Downtown Jackson Partners. "I keep getting phone calls and visits from folks interested in developing downtown. And, these aren't 'tire kickers' either. They have money and are ready to make a serious commitment to the downtown area."

Allen admitted that landing needed capital has become an issue. Lenders need more guarantees than in the past, and developers are a little more nervous than in recent years. However, Allen said...
